Commercial Business Finance

Cash Flow

Cash Flow loans often go hand in hand with Asset & Invoice Finance – in particular for fast growing businesses.

These types of loans are generally unsecured (only by PG and/or debenture) over a 3-5 year term.

They can range from very small loans, say £25k up to your multi-million pound loans.

Cash flow loans can be used to support start-ups, working capital, stock funding, growth or acquisition (MBO/MBI) scenarios.

Invoice Finance
  • A way to access cash before your customers actually pay you. This type of financing allows you to borrow money you’re due to be paid, in advance, in exchange for a percentage of the total sum.
  • There are intricacies involved here though, but don’t worry – we know invoice financing inside out and will guide you through it all (in plain English).
Asset Finance
  • Need access to equipment, vehicles or technology to grow your business without compromising cash flow? Or want to release value from those assets you already own?
  • Asset financing is an umbrella term for a range of funding solutions, including; Hire Purchase, Finance Lease and Operating Lease – all of which we can advise on.
VAT funding
  • VAT loans offer short-term financial support to UK businesses, aiding in managing cash flow and quarterly VAT payments.
  • They are beneficial for small businesses facing low cash flow or large upcoming investments, helping them pay bills on time without disrupting business plans.
Stock Funding

Ideal for growing businesses with high stockholding requirements and where there is a healthy gross profit margin.

Development Finance
  • If you’re an existing developer or starting your first property development, you may require funding towards purchasing land, site work costs and renovation costs.
  • We have an extensive list of lenders and will provide you with a fully-managed service to help you decide on the one that’s most suitable for you, whilst securing the most competitive deal on the market.
  • We’ll help you secure finance across a wide range of projects including small to large housing developments, PRS/PBSA, industrial sites, office development, and student accommodation.
  • We can assist with senior debt, stretched senior debt, Mezzanine debt and equity/JV partnerships – via our bridging team we can also assist with development exit loans.
Bridging Finance
  • When finance is needed at short notice, a bridging loan can be the right solution – but timing is crucial. We have extensive experience in quickly securing competitive loan propositions.
  • Reasons to bridge are usually to:
    • fulfil a liquidity gap, buy time (i.e. to arrange planning or for example of a development to buy time to achieve sales),
    • where an SME has spotted an opportunity for growth and needs access to cash quickly

    Bridging loans can be arranged as quickly as within a matter of days or more typically it can take 4-6 weeks provided the client has time available and wants to secure the ‘best rate’ / terms available.

Property Investment Finance
  • Buy-to-let mortgages can be taken out as an individual, limited company, or Limited Liability Partnership (LLP). Investment mortgages can be taken out on either residential or commercial property. We work with many professional landlords who, with our guidance, have successfully built a flourishing portfolio of properties.
Commercial Mortgage Finance
  • Whether you’re looking to purchase a commercial property, refinance, or already have a commercial mortgage and would like to explore a new deal, we have access to plenty of lenders to secure you a competitive deal that’s right for your needs.
  • Commercial mortgages can be used for a variety of property types including agricultural & farming, industrial, retail, office, and warehousing & storage.
